INVESTORS IN EXCELLENCE

Following a recent re-assessment through the Investors in Excellence standard, Inclusion Group has been recognised as a High Performing Investor in Excellence for a period of two-years to the end of December 2025. Following a few years of uncertainty and worry, the residents at Furlong Close will be holding a party on Saturday 19th August to celebrate the success of their large campaign to save the facility. The campaign resulted in Specialised Supported Housing (SSH) becoming the landlord with Inclusion Housing as the new operator securing the future of Furlong Close.

Inclusion are pleased to have been involved in securing the homes of the residents to ensure they are well supported, happy and able to live independent lives.

Inclusion Group Leaders in Diversity Reaccreditation

Inclusion Group are delighted to announce that we have achieved re-accreditation of the Leaders in Diversity award from the National Centre for Diversity.

Inclusion goes from good to great with Investors in Excellence re-accreditation!

INVESTORS IN EXCELLENCE ACCREDITATION

Inclusion Group are please to share the results of our recent Investors in Excellence re-accreditation which was undertaken in March 2021.

Inclusion were  first assessed in 2017 and again in 2019, both times achieving GOOD status.  It is great to announce that not only did the 2021 assessment met the required standard but due to the significant progress over the last few years, to such an extent that we are now listed in one of the top 3 IiE categories, we have been awarded GREATER status.

During a time of restructuring set against a global pandemic, this achievement is an accolade to the Inclusion’s resourcefulness, resilience, and capability, and a definite testimony to the commitment of continuous improvement.

Customer Service Excellence Accreditation

Leaders in Diversity Award Stage 3 – Re-accreditation

Inclusion Housing & Triple Point- Helping vulnerable adults find their independence

Too many individuals are housed away from friends, family, and local communities in accommodation that deprives them of their independence and can promote increased institutionalisation and a growing dependence on care.

The social care sector is creaking under the weight of growing demand, funding shortfalls, and a lack of supply of modern, adapted accommodation that is both reflective of government policy and the quality of accommodation our society should be able to offer vulnerable people.

There is consensus across government, the opposition, the NHS, and sector groups such as Mencap, that more specialised supported housing is needed to provide better outcomes for people with physical and learning disabilities.

Mencap estimates that demand for supported housing will increase by 35% by 2030, driven by a desire to give people the chance to live within the local community in accommodation adapted to their needs, which has a positive impact on their wellbeing.

In direct contrast to the damage caused by people living long-term in ATUs (Assessment and Treatment Units), there are positive stories of people whose lives have been changed by moving into specialised supported housing in the heart of local communities and that creates high-quality homes for life.

Lee’s story

Lee Rowley is in his mid-30’s and is a die-hard Leeds United fan. His story demonstrates the positive impact of specialised supported housing and why it is so important that, where possible, we give people with care needs a home they can call their own.

He moved into a fully adapted, spacious apartment in Cornmill House in the Seacroft area of Leeds shortly after it opened in February 2017. His apartment accommodates his power-assisted wheelchair and is near local amenities such as shops and transport links. Crucially, it also ensured Lee remained near Elland Road so that he can continue to go and see his beloved Leeds United play.

Moving into his own home was a significant step for Lee because it meant that he would be leaving his family home for the first time and living independently. He was nervous about moving away, but he was also excited about looking after himself and being responsible for the domestic tasks he would be able to do. Little things like washing up his own dishes and baking in the kitchen, things that the highly adapted nature of his apartment allows him to do.

Since moving in Lee has made a home, gained independence, and formed new friendships, while still receiving the care and support he needs. He also plays football as part of the Leeds Powerchair FC team.

Not only does specialised supported housing unlock more positive outcomes for vulnerable adults, it also represents value for money to both local and central government. According to research commissioned by Mencap, specialised supported housing is considerably cheaper than traditional alternatives such as hospitals or care homes.

It is estimated that an average person living in specialised supported housing requires state funding of £1,569 per person per week for care and housing costs compared with £1,760 per week on average for a residential care placement – and £3,500 per week on average for an inpatient placement.

Sadly, there is a chronic under supply of specialised supported housing, and this means local authorities are spending more than they need to on accommodation that is not delivering acceptable outcomes to vulnerable individuals.

A lack of grant funding and the wider housing crisis has stifled supply. Private investment is therefore required to build new specialised supported housing so that people like Lee can have the home and support they deserve within their local community.

Cornmill House was funded by Triple Point Social Housing Real Estate Investment Trust. The 16-unit apartment block cost £3.5m to build and is leased to Inclusion Housing, with on-site care and support provided to the individuals who call it home by Lifeways Community Care.

Triple Point uses private investment to fund the development of new specialist adapted properties, that allow people to move out of often overcrowded hospitals and ageing care homes into new community-based homes for life.

By the end of December 2019, Triple Point had funded the development of 388 new social housing properties providing homes-for-life for 2,728 people across the UK.

This not only saves the government money by reducing the overall cost of care and housing, but also generates a strong, sustainable return for investors.

Moving On

But what does this investment mean for the people who live in the homes it has helped to build?

“I could finally do things on my own terms,” says Lee. “Before, I would have to get up or go to bed when the carers came in, even if I didn’t want to. That was just life and how it had to be then because of my disability.

“Now though, I can do things I want to do and when I want to do them, even things like being able to do my own washing up because it’s an adapted kitchen and it’s lower down.

“That’s something I wouldn’t have been able to do before when I was at home with my mum.”

At a time when we often seem to be getting wrong the care of our most vulnerable, the message from Cornmill House is one of positivity, with people gaining the independence, support, and dignity they deserve.

It’s a sign that private capital really can play a part in changing lives for the better by filling the gap created by a lack of public funding.

Inclusion Housing delivers much needed step-down accommodation in Leeds in partnership with Storm Property

Park Place was developed as a purpose-built step-down service, enabling 12 in-patients with physical or emotional conditions to adjust to living independently again – with the level of care and support that they individually require.

Lifeways and Inclusion partnership helps create emergency accommodation during Covid-19 crisis

 

Earlier this year, Lifeways were looking forward to opening the doors on a brand new 18 apartment development in Chatteris called Barber Gardens, designed to provide vital homes and support for people with learning disabilities and autism looking for specialist help to live independently.

With the opening delayed due to the COVID-19 outbreak, Lifeways opened discussions with Cambridgeshire County Council to see if there was anything they could do to help during this difficult time. With the need to free up hospital beds a priority (as outlined in the Department of Health and Social Care’s recently published ‘COVID-19 Hospital Discharge Service Requirements’) all parties were keen to work together to help alleviate the pressures on the NHS.

As a direct response to this, and in less than 3 weeks, Lifeways worked together with the owners Triple Point, Inclusion Housing CIC and Cambridgeshire County Council, to transform Barber Gardens into a rapid response accommodation unit that can be used to house vulnerable people during the pandemic. The council has taken full responsibility for the service for an initial 3-month period, with Lifeways providing all the support, operational staff and resources for those moving in.

The flexible accommodation, comprising of individual flats and bungalows, offers a real lifeline for vulnerable people who otherwise might have remained in hospital occupying urgently needed hospital beds, or for anyone requiring support and currently living with their parents who are in a high risk category and need to be shielded. It’s also perfect for any high risk individuals who may need to self-isolate as all the apartments are fully self-contained.

Lifeways worked with the local care management teams to ensure a smooth admission process into the service, and the first person, a young man with autism, moved in on Monday 20th April. Julie Douglas, the Area Manager and Autism Accredited Lead for Lifeways, has made information and support available to help people to understand the importance of keeping safe during COVID-19.

The assessor spent 2 days with both Head Office and Operations Teams.  Some great points of acknowledgement came out of the report, such as:

Inclusion Housing Wins for UK at Prestigious Award Ceremony in Warsaw

Inclusion Housing from York has been named Winner of the Chairman’s Selection Award in the Grand Final of this year’s European Business Awards, at an exclusive awards ceremony held in Warsaw, Poland.

Over 500 successful business leaders from across Europe came together at the two day event, sponsored by RSM, with politicians, ambassadors and academics present to celebrate the remarkable business achievement of Inclusion Housing in Europe’s biggest and most prestigious business competition.

Work starts on new £5.4m specialist supported living scheme in Leith

Work has officially begun in Leith to bring new homes for local people living with disabilities.

Twenty-four new apartments are being built at the site on West Bowling Green Street which will be adapted for people with physical disabilities or learning development challenges.

The £5.4m Heron Court scheme, the first in Scotland, is being delivered by specialist supported living developer HBV in partnership with Lifeways, Inclusion Housing and Edinburgh City Council.

The development is expected to be completed by the end of next year. HBV has already delivered 50 developments in England and the scheme in Leith is the first of what it hopes will be a number of new schemes to help young disabled adults live more independently in Scotland.

Frank Ross, Edinburgh’s Lord Provost, said: “Edinburgh is known as an inclusive and caring city with strong communities that work hard to support each other. It is so important that our citizens have access to high-quality public services and, for many, access to good quality housing is the foundation of a good quality of life and good health. This new development at Heron Court will help 24 local adults with disabilities move into their own apartment from early 2021. It will offer the benefits of independent living with the security of on-site staff and I’m pleased to join Deidre Brock MP for this ground-breaking ceremony.”

Deirdre Brock MP said: “I’m delighted to have been invited to officially start work at this site in the heart of our community in Leith. We need to ensure that the most vulnerable in our society are well cared for and looked after in suitable accommodation. This development will put a lot of smiles on a lot of people’s faces when it is completed next year. I’m looking forward to visiting the site when it is completed and meeting its residents.”

Judith Proctor, chief officer of the Edinburgh Health and Social Care Partnership, added: “Working with HBV and Lifeways, we have been able to identify a need for homes for adults with learning disabilities. We have procured a developer to deliver these homes – co-produced with residents to feature the access requirements and technology they need – and this has all been without the need for public funding.”

Take a look at our new £3M supported living development in Cumbria

MARCH 11, 2019

Residents of a new £3m specialist supported living scheme for disabled adults in Cumbria were warmly welcomed into their new apartments by developers and local officials including the Mayor, Leader of the Council and Local MP.

Sixteen new apartments and two bungalows which have incorporated assistive technology, have been built at the site of the former church on Roose Road in Barrow-in-Furness. The site is exclusively for local people with physical or learning disabilities.

The scheme, called Church Place, was delivered by award-winning specialist supported living developer HBV.

John Woodcock, MP for Barrow-in-Furness, officially opened the scheme. He also planted an apple tree with the original engraved spade he used to dig the first sod of earth at the ground-breaking ceremony in 2017. John said: “This is a remarkable addition to our local community and I’m delighted that the apartments and the assistive technology within them creates the opportunity for people with various kinds of disabilities to live a more independent life. The development has a real community feel to it and I’m delighted that my colleagues at the District Council and the County Council have worked brilliantly together to help deliver this scheme in our region.”

Inclusion and HBV secures their first supported living development in Scotland

24th June 2019

We are delighted to confirm we have agreed our first deal in Scotland to deliver new apartments for disabled adults in Leith, Edinburgh.

Heron Court, on West Bowling Green Street, will become a specialist new build 24-apartment development for people with a range of learning and physical disabilities.

Tenants will be referred to the scheme by adult social care commissioners at Edinburgh City Council. Lifeways will be the care provider and Inclusion Housing is the Registered Provider.

Alastair Sheehan, business development director of HBV, said: “We are delighted to get work started on our first scheme in Scotland and we hope this will be the first of many. We have received tremendous support and encouragement from Edinburgh City Council and the wider community. Our development provides the opportunity for local adults with disabilities to have their own home, but, with the added benefit of 24-hour on-site support staff. When blended at the outset with our assistive technology offering, outcomes for tenants are greatly enhanced.

We were also delighted to welcome pupils and teachers from Taobh Na Pairce Primary School who learned more about the scheme, the materials we are using and the development process.

Inclusion Housing has been named  “National Winner” for United Kingdom in The Chairman’s Selection Award category- “European Business Awards”.

The Chairman of the Judges included this category to recognise Innovation, Ethics and Business Performance. This situation arises sometimes in the Awards for exceptional businesses.

Inclusion Housing has made it to the final stage of the European Business Awards competition with companies from across Europe in The Chairman’s Selection Award category at the Judging and Gala ceremony event in Warsaw, Poland, on the 3rd & 4th December 2019.

New Colne £1.6m homes development to support independent living

A NEW £1.6million town centre housing development for people needing extra support is now fully-reserved.

Limes Place in Argyle Street, Colne, will help people with a range of support needs to live as independently as possible.

It provides specialist housing for people with learning disabilities, mental health needs, dementia and physical disabilities.

The complex has developed by social care charity Making Space, specialist accommodation developer Homelife and health and social care landlord Inclusion Housing.

The accommodation was commissioned by Lancashire County Council to provide new accommodation to replace the dated residential Limes care home in Burnley.

The first tenant moved in on December 17 and the 11 apartments are now provisionally filled.

Five of the new residents have transferred from The Limes and others from different residential care homes.

The flats have open plan kitchens and living areas and state-of-the-art wetrooms.

The new tenants have their own front doors, their own TVs and are supported to shop and cook for themselves, stocking their own cupboards and fridges.

The development also features landscaped gardens and a large communal area.

Making Space also has planning permission to develop ten supported living-bungalows on adjoining land to provide specialist housing for people with a lower level of needs.

Manager Suzanne Horsley said: “We already have some great success stories.

“One older gentlemen was very institutionalised, after living in residential care for many years. He had developed problems with hoarding and anger, and often didn’t leave his room.

“He is now very happy, his apartment is immaculate and he is going out into the community daily. He has signed up for an anger management course to help him manage his behaviour and now has his own bank account and debit card.

“Two female friends from The Limes residential home now have neighbouring flats and are enjoying going out with support to local cafes and pubs.”

New tenant Madeline Cooke, 58, said: “Going from having one room, to living in my own apartment is liberating. I have all of my favourite shops within a short walk.

“I love to hear the church bells ringing and get a taste of the history of Colne.”

Jon Blackburn,commissioning manager for Lancashire County Council, said: “The authority has been involved from the outset with the development of Limes Place and is funding care and support costs of people living at the scheme.”

New £3m development for disabled adults launched in Roose Road, Barrow

Residents have been warmly welcomed into their new apartments in Barrow- a £3million development delivered by HBV and managed by Inclusion Housing.

Sixteen new apartments and two bungalows incorporating assistive technology have been built at the site of the former church on Roose Road in Barrow exclusively for local people with physical or learning disabilities.

The scheme, called Church Place, was delivered by specialist supported living developer HBV with Inclusion Housing as the Landlord.

John Woodcock MP for Barrow officially opened the scheme and planted an apple tree with the original engraved spade he used to dig the first sod of earth at the ground-breaking ceremony in 2017.

He said: “This is a remarkable addition to our local community and I’m delighted the apartments and the assistive technology within them creates the opportunity for people with various kinds of disabilities to live a more independent life.
“The development has a real community feel to it.”

Alastair Sheehan, business development director at HBV said: “We are delighted that this site in Barrow provides a fine example of the specialist supported living model and provides a modern and safe environment for people to live their lives independently and with the freedom to manage their own homes, in the manner and dignity that they and all of us deserve.”

Customer Service Excellence

 

Inclusion have for the third year running been awarded the prestigious Customer Service Excellence standard following initial assessment 2016 and successful annual surveillance visits in 2017 and 2018.

 

Year on year we have seen an increase in our compliance score against the standard, the most recent surveillance noted compliance at 100%.

 

The standard is awarded for 3 years and December 2019 Inclusion will reapply for the CSE standard

£4m for ‘WWI’ supported living scheme

Fifteen new apartments and three bungalows are being built at a site adapted for people with learning or physical disabilities.

Work has officially started at the site of a former agricultural garage in Chatteris to bring new homes for disabled adults in Cambridgeshire.

The £4m scheme, called ‘Barber Gardens’, after two young brothers from the town who perished in World War 1, is expected to be completed in summer 2020.

The scheme is being delivered by specialist supported living developer HBV, which collaborated with Chatteris Town Council, Fenland District Council and Cambridgeshire County Council to get the scheme started.

Mayor of Chatteris, Councillor Bill Haggata and Roger Thompson of Cambridgeshire and Peterborough Combined Authority, officially started work at the site in a ceremony that included parents of prospective residents.

Cllr Bill Haggata, among those who commenced work, said: “I am delighted to start the work here, and I am encouraged that HBV have selected Chatteris, the gateway to Fenland, where we actively encourage business and residential developments to build this much required facility in the heart of our community.

“We need to ensure that the most vulnerable in our society are well cared for and looked after in suitable accommodation.”

Roger Thompson, director of housing and development at Cambridgeshire and Peterborough Combined Authority, said: “This development is a perfect example of collaboration between the private and public sector and is a tangible demonstration of real teamwork.

“Barber Gardens is set to be a fantastic example of what can be achieved through innovative partnership, working not only between statutory, not for profit and private sectors, but importantly between the NHS and Adult Social Care Teams.”

£3M Specialist Apartments for disabled adults launched in Shiremoor By Baroness Grey – Thompson

Baroness Grey-Thompson has officially opened the doors of our new £3m supported living development for vulnerable adults in the North East region; through Inclusion Housing.

Bluebell Court, a £3m development of sixteen new apartments on Cooperative Terrace in Shiremoor, enables people with physical and learning disabilities to live independently in their own homes.

The scheme was developed by HBV, the award-winning national specialist supported housing developer and our joint venture partner Morgan Sindall Investments Limited (MSIL).

Tenants were also joined by Councillor Tommy Mulvenna (Chair of North Tyneside Council), Scott Woodhouse (Strategic Commissioning Manager at North Tyneside Council), local ward councillors and families at a special event to mark the official launch.

Baroness Grey-Thompson won a total of 16 Paralympic medals, including 11 golds, held over 30 world records and won the London Marathon six times between 1992 and 2002. Now sitting as a crossbench peer in the House of Lords, she said:

“I am delighted to welcome tenants and their families drawn from our local community to this new development. I strongly believe that vulnerable people should be given the opportunity to live more independently from their parents or in sheltered accommodation where possible.

“This is a remarkable new addition to our local community and Bluebell Court has a real community feel to it. It is rewarding to see the fruits of a positive partnership between the public and private sector at close hand and I wish all the new tenants every bit of happiness they deserve in their new home. It’s beautiful.”

Work nearly complete on £4.9 million supported housing development

 

Ridings Gardens, on Manorley Lane, off Halifax Road, will provide accommodation for adults with a range of learning and physical disabilities.

It will have 16 apartments, plus a separate block of fully-customised apartments for adults with complex needs.

The development is the result of an ongoing partnership between property developer HBV, Inclusion Housing CIC and Lifeways Community Care.

The Lord Mayor of Bradford, Councillor Zafar Ali led the topping out ceremony and said: “Bradford has a growing population of adults with a range of disabilities and this is expected to grow even further over the coming years. “Developments of this type will allow the local disabled population of Bradford to live within their own home but be fully supported by wonderful care staff. “Developments of this type are a really good example of what can be done using the specialist supported living model, which is a fantastic approach.”

Alastair Sheehan, Development and Planning Director of HBV, added: “Ridings Garden will provide the opportunity for local adults with disabilities to have their own home, but with the added benefit of on-site support staff. “It is fantastic to see building near completion, and the whole of the HBV team looks forward to following its progress and meeting the tenants once completed.”

NEW housing in Worcester for people with complex care needs is almost complete.

Specialised Supported Housing is creating 20 new apartments in Comer Road, St John’s which will allow disabled people to live independently thanks to technology.

For example, residents will be able to lock their doors and turn on appliances using remote controls.

Grant Livingstone, founder of Specialised Supported Housing, said: “After growing up with a brother who had a learning disability, I quickly realised that the care industry needed support from the private sector to supply quality supported living environments.

“I work with a team of like-minded partners and our vision is to build homes that will lead to better outcomes for those that live in them.”

The developers are working in partnership with support provider, Lifeways, and social care landlord, Inclusion Housing, to provide the apartments, which are due to be complete early nexr month.

Jabba Riaz, the Mayor of Worcester, joined the developers to celebrate the progress of the housing scheme with a tree planting ceremony.

Cllr Riaz was also given a tour of the new development, named Bedwardine Court, and was able to find out more about the homes that will be available to people in the local area.

“I was very impressed by the level of equipment and thought behind the design and build of the project,” said Cllr Riaz. “It shows what can be achieved when developers, care providers and local authorities come together to achieve a common goal.

“Grant clearly has a personal motive and ambition to build the best supported living accommodation in the business and that passion shows in the level of detail, the high quality of finish and empathy toward the eventual tenants.”

Tom Falconer, project manager at Lifeways, said: “Lifeways is thrilled to be part of finding a solution to meet the needs of local people wanting to move on to greater independence.”

Acer Holdings Launches New Development With HBV In Cumbria

Residents of a £2.5m specialist supported living scheme for disabled adults were warmly welcomed into their new apartments at an official launch event in Workington.

Viaduct Court, a development of sixteen new apartments on Falcon Street people with physical and learning disabilities to live independently in their own homes.

Viaduct Court has been developed by local specialist supported housing developers Acer Holdings Limited and HBV.

Tenants were joined by Elizabeth Mallinson (Chair of Cumbria County Council), Ian Jones (Chief Executive of Allerdale Borough Council) and the Mayor and Mayoress of Workington at a special event to mark the official launch.

A spokesperson for Acer Holdings Limited, said:

“We are delighted to welcome some of the most vulnerable people in our community to our new development. Judging from the waiting list of people wanting to move in, there’s clearly a need for more of these kind of developments where vulnerable people are given the opportunity to live more independently from their parents or in sheltered accommodation.

“We are pleased to be bringing more of these developments to Cumbria and we are grateful for the support of all the officers who commission adult social care services and local politicians who are supporting us to deliver them in the region.”

Dale Valley View, Buxton

New £3m independent living housing scheme opens in Buxton.  The official opening of the new Dale Valley View in Buxton.  A new specialist supported housing scheme for disabled adults has opened in Buxton. Dale Valley View, on Dale Road, is a £3m development with 15 specialist apartments to enable tenants to live as independently as possible while also providing 24/7 help and support. Councillor Jean Wharmby, Derbyshire County Council’s cabinet member for adult care, who officially opened the building, said: “It’s a welcome new development which will give people with a disability more choice about where they live.” Alastair Sheehan, development and planning director for HBV, said: “This is a prime example of how specialist supported housing can make a huge difference to adults with disabilities.”

Inclusion Housing are pleased to announce they are 1 of 11 winning Yorkshire and Humberside businesses to go forward to the national FSB Celebrating Small Business Awards 2018 finals after being awarded Scale-up Business of the Year – Area Winner.  The Yorkshire and Humberside winners were announced by Master of Ceremonies and BBC broadcaster Dave Sharpe in a ceremony at John Smith Stadium on the afternoon of 7th March.

The FSB Celebrating Small Business Awards celebrate the best small businesses from the length and breadth of the country, offering national recognition for those who have made the biggest impression over the last 12 months. Twelve area awards finals take place between January and March, with the national UK finals taking place at a VIP attended awards ceremony on 3 May in London.

Supported Living Developer Completes £7m Project

Supported living developer HBV has completed a £7m build project in Coventry.

It will hand over the new supported living scheme in Jardine Crescent, Tile Hill, in March.

The scheme comprises a single block of eight and a single block of 16 apartments. In addition, 10 apartments supporting adults who require high levels of complex care will be launched.

HBV’s appointed contractor is J Tomlinson and the residents, who will be referred by Coventry City Council, will move in soon after the final interior is fitted out.

Alastair Sheehan, head of development at HBV, said: “We are committed to improving the standards of supported living accommodation and are confident that Jardine Crescent will be a much-welcomed addition to Coventry.

“Our development provides the opportunity for local adults with disabilities to have their own home, but with the added benefit of on-site support staff. When combined at the outset with assistive technology commissioned concurrently, the outcomes for tenants are greatly enhanced.”

Cllr Faye Abbott, cabinet member for adult services at Coventry City Council, said: “It is fantastic to see Coventry have a development of this type. This scheme goes a long way in providing a safe and comfortable environment for people with learning and physical disabilities, as well as more serious cases of complex care.”

Andy Street, Mayor of the West Midlands, has also given his backing to the project.

He said: “It’s important to me to make sure that the most vulnerable in our society are cared for in the West Midlands. One of the key issues I want to address as Mayor is to not only see existing housing stock improved and upgraded but new developments like this built on appropriate brownfield sites like this.

“This is a really good example of what can be done using the specialist supported living model which is a fantastic approach to dealing with the shortage of quality accommodation for vulnerable adults.”

He added: “By living in their own apartment, rather than living with parents or in sheltered accommodation, vulnerable adults will gain more independence and dignity to live their lives in a supportive community.

“I would be keen to see more specialist supported living schemes developed in this way at the right sites.”

HBV operates in a joint venture with Morgan Sindall Investments.

Calderpeel was architect on the project and care will be provided by Lifeways, Registered provider is Inclusion Housing.

The development is future-proofed with integrated assistive technology provided by ATEL including automatic doors, care call system and access control.

Works Starts In Norfolk For Another Supported Living Development

Members of South Norfolk Council attended the groundbreaking ceremony of a new specialist supported housing development which is being built on Hardingham Road, Hingham.

South Norfolk Council Chairman, Councillor Barry Duffin, officially opened the ceremony on Friday 08 September, and gave a passionate speech about how a development of this type will benefit the local population.

The development will provide local adults with learning and physical disabilities, along with those with high levels of complex care with a safe home environment and is the result of a partnership between Inclusion Housing CIC, Lifeways Community Care and HB Villages. Fieldview Gardens, on Hardingham Road is a multi-million development, consisting of 16 apartments and will be delivered by contractor, LA Construction.

This development involved the conversion of an existing building to provide 6 self-contained apartments.  The scheme is within a wider site with a registered care facility leased and managed by Lifeways Community Care alongside it.

The scheme has been developed by Arkid Developments, along with Lifeways Community Care and Walsall Council. Occupation is expected to commence in early 2018.

Work starts on new £4m housing scheme in Kingstanding

Twenty-eight new apartments are being built on College Road which will be adapted for people with physical disabilities

Building work has officially commenced at the site of a former care home in Kingstanding to bring new apartments for people living with disabilities.

Twenty-eight new flats are being built at the site on College Road, which will be adapted for people with physical disabilities or learning development challenges.

The £4 million scheme, called Oak House, is expected to be completed by the end of next year and become the latest addition to Inclusion Housing supported housing portfolio in the Midlands.

MP for Kingstanding Jack Dromey, who officially started work at the site, said: “I’m delighted to have been invited to officially start work at this site in the heart of our community.

“We need to ensure that the most vulnerable in our society are well cared for and looked after in suitable accommodation.

“This development will put a lot of smiles on a lot of people’s faces when it is completed next year.

“I’m looking forward to visiting the site when it is completed and meeting its residents.”

Inclusion has been shortlisted as one of the finalists for Growing Business of the Year: Smaller Company (Turnover £10m-£25m); the winners will be announced at a gala dinner in London in November.

The 2017 edition of the Amazon Growing Business Awards will see the likes of CV-Library, web expenses, Flight Club Darts and Revolut vie for accolades, with the awards shortlist featuring an abundance of talent.

Stand-up comedian Iain Stirling will host this year’s awards

Now in their 19th year, the leading awards programme for British entrepreneurs and SMEs has assembled an awards shortlist showcasing the very best of UK enterprise talent.

Coming to a culmination on 29 November at The Brewery in East London, a stellar pool of judges, including the Graze co-founder Anthony Fletcher and Trunki founder Rob Law, will ultimately decide who walks off with the 17 awards up for grabs.

Delivery of Specialist Supported Housing in Warwickshire

 

The refurbishment of Stourbank, Haymeadow is now complete and in management with the property providing 5 en-suite rooms with a shared communal living space and kitchen for use by the tenants and a staff accommodation.

 

The scheme has been developed by Homelife Supported Accommodation, in partnership with Warwickshire County Council, Lifeways Community Care (care provider) and Inclusion Housing and will provide first class, supported living facilities for a range of service users.  The original building has been significantly remodelled and extended to provide a spacious, high quality facility, with all major building components renewed.

Enacting change through investment

Pilar Lara Cruz trains people to improve their chances of maintaining a tenancy, she confirms that the key to any successful tenancy begins with the tenant being able to stick to the terms that the tenancy agreement sets out. But for many vulnerable individuals, this is much easier said than done.

Homelessness charity Crisis set out to help those individuals to maintain their tenancies by launching the Renting Ready programme.

Renting Ready is a tenancy training course designed for homeless people, those at risk of homelessness, and those with limited experience of independent living. Its aim is to upskill vulnerable people to help them sustain their tenancies and live independently.

Making a social impact through funding

The course teaches individuals how to find a rented home and provides comprehensive learning around vital tenancy management skills. It covers areas such as housing options, rights and responsibilities, living on a limited budget, looking after a property and managing relationships with landlords and housemates.

“The whole ethos of the course is to prevent instances of homelessness,” says Pilar Lara Cruz, housing trainer at Crisis.

The course is helping individuals overcome some of the major barriers when trying to access accommodation, especially within the private sector. Ms Lara Cruz says that the Renting Ready programme provides a safeguard for those landlords so that they can be confident in the tenant’s ability to maintain their tenancy.

“For some landlords it could prove to be a selling point,” she adds.

Renting Ready has been delivered across Crisis’ Skylight centres for three years to more than 1,000 people, but more recently the charity has had the opportunity to expand the programme to a variety of organisations, including housing associations and local authorities.

“All participants said their confidence in managing a tenancy had improved.”

Ms Lara Cruz has been leading the development of this specialised Renting Ready programme across the country over the past 12 months, which is now funded by Civitas Social Housing.

Much of the first year has been spent developing the programme, Ms Lara Cruz says, but she has had the opportunity to start rolling out the course to vulnerable people in need.

The feedback from the training has been overwhelmingly positive, she says.

“Through feedback forms, all the participants said their confidence in managing a tenancy had improved through the course.”

But completion of the course is not the end of the process. Crisis continues to monitor the progress of individuals three months and six months after the course is completed.

For a Renting Ready course she delivered in January 2017, the results have been particularly impressive, Ms Lara Cruz explains.

“About half of the participants have moved from temporary housing on to settled accommodation and they’ve been able to maintain that tenancy so far,” she says.

Inclusion Housing service delivery focus 

To meet this need, Inclusion Housing, which operates nationally, is investing heavily to increase its portfolio of homes. Within the past few years, the organisation has grown to 1,300 properties and aims to grow further, says Mr Brown.

Inclusion Housing operates a business model that focuses on the delivery and management of housing. Its residents often need permanent support and cannot work themselves. Any government benefits they receive are often exempt from reductions experienced elsewhere.

As a result, Inclusion receives a steady, reliable rental and service charge income in return for providing its dedicated, specialist services in support of tenants.

Although it manages the properties, it doesn’t directly provide care services – these are instead delivered through a trusted network of care partners.

This freedom allows the landlord to focus on its key aim of raising the standards of service delivery for tenants across the sector, Mr Brown says.

Inclusion Housing’s singular focus has enabled it to build a strong reputation as an effective supported housing service provider since its creation in 2007. Mr Brown says it is this reputation that first attracted Civitas Social Housing to reach out to the business.

“We met and discovered that our aspirations were the same — getting the right type of growth and achieving very positive outcomes for individuals who need independent living and a better service,” he says.

In June 2017, Civitas Social Housing completed the £22m purchase of a portfolio of regulated social housing, comprising the freehold interest in 16 homes, with 173 tenancies. These properties are located across eight local authority areas, and are now leased to Inclusion to manage over a 22-year period.

“We’re providing accommodation for people with learning disabilities, physical disabilities and autism, some of them with quite complex needs.”

The homes were already tenanted before they were leased to Inclusion, but this arrangement saw the properties moved into the housing association sector for the first time.

This was a draw for the landlord because by bringing the homes into the sector, there was an opportunity to raise standards higher than they had been previously.

“We’re providing accommodation for people with learning disabilities, physical disabilities and autism, some of them with quite complex needs,” Mr Brown explains. “What we’re making sure is that property and management services remain of a very high standard.”

With occupancy levels already high and a care provider on board, taking over the management of the properties has been “relatively straightforward”, he says.

A strong working relationship with the care teams has also helped enable a smooth transition.

“We do work very closely on a local level with the care teams on the ground, so the managers and staff are on site and collaborate to ensure efficient and effective partnership working. We visit all our accommodation at least on a monthly basis to make sure standards are being maintained, but with our local people out there, we are able to respond as and when required,” he says.

Mr Brown hopes this partnership with Civitas Social Housing is just the first of many. What it has been able to achieve with this arrangement aligns closely with the organisation’s aspirations to increase stock numbers through acquisition and development.

“Through partnering with Civitas, there’s more investment going into the sector which allows for more accommodation, provides for higher standards and, more importantly, is meeting the needs and aspirations of residents.”

Old Viaduct Hotel

The Old Viaduct Hotel in Workington is now complete and in management, the converted grade II listed building that was previously a hotel provides 16 x one-bedroom apartments and has been built with many tenants already identified, this has allowed input from their family and support workers so the best possible homes have been created.  The scheme has been designed for learning disabilities, focusing specifically on autism.

The scheme was developed by Woodroe Construction / HB Villages in partnership with Inclusion Housing and Lifeways and with consultation with Cumbria County Council.

Fountain Court apartment scheme opens in Buxton Road, Bloxwich, Walsall

A MULTI-MILLION pound new specialist supported living scheme has been officially opened on the site of a former care home in Walsall.

Fountain Court, a £3m development of 16 new apartments in Buxton Road, Bloxwich, enables people with physical and learning disabilities to live independently in their own homes.

Bloxwich East councillors Kath Phillips and Julie Fitzpatrick, who have supported the scheme from its inception, cut a special ribbon to mark its official launch last Friday as the new residents were warmly welcomed into their new apartments.

Cllr Phillips said: “I’m delighted to see this site returning to its long-standing former glory as a hub of the community. We’ve always cared for people at this site and it is pleasing to see this continue. I’m delighted to help launch this much-needed suitable accommodation for some of the most vulnerable people in our society.”

Cllr Fitzpatrick added: “This is a remarkable addition to our local community and I’m delighted that the scheme has proved so popular that there was a queue of people keen to move in. Fountain Court has a real community feel to it and I’m delighted that I’ve been able to work alongside my colleagues at Walsall Council to help deliver this scheme in Bloxwich.”

The scheme has been developed by HBV and Lifeways, which supports people with learning disabilities, mental health needs, autism, profound and multiple learning disabilities, sensory and communication impairments, and acquired brain injuries, will be running the apartments.

Tom Falconer, of Lifeways, explained: “All our residents have specific physical or learning development needs and care is tailored to them all individually.

“Strong bonds and friendships have already been made between our care team here and all the residents. We’re excited about the prospect of more schemes like this being delivered in Bloxwich to enhance the outcomes of people’s lives.”

HBV director Alastair Sheehan added: “These kind of specialist supported living schemes help tackle the issue of isolation faced by vulnerable adults. They give residents the choice to live where they want to, independently and in a safe environment.

We hope the residents enjoy the accommodation and the table tennis table we have provided which was jointly supported by Table Tennis England.”

Pioneer Court Opening Ceremony

Pioneer Court have announced their Opening Ceremony, located in the heart of Smallthorne, Stoke-on-Trent, Pioneer Court is a new development of 14 accessible and attractive one bedroom apartments and four self-contained bungalows. Now available and suitable for individuals who require specialist, individualised, and person centred support.

The development has been a partnership between Lifeways, HB Villages, and Inclusion Housing. The apartments are spacious and close to the town centre and transport links. Fitted with assistive technology as standard, the developers offer a range of devices that can be tailored to individual needs.

An opening ceremony was held at the new development on Friday 26 May 2017 where prospective tenants and their family members had the opportunity to experience the finished development, speak first hand with the team involved in the project, and find out more about the service. Phil Brundrett of Stoke City Council attended the ceremony, and the turn out and response was extremely encouraging.

Inclusion Housing, based in York, is a Social Enterprise working across England and Wales in partnership with an array of funders, carers and developers to provide specialised supported housing. They have a variety of supported living schemes designed to meet a range of housing needs for adults with learning disabilities, mental ill-health, acquired brain injuries, physical & sensory disabilities and Extra Care, including a specialist dementia scheme.

YORK-BASED SOCIAL INVESTOR INCLUSION HOUSING RELOCATES TO LARGER PREMISES WITH FUNDING FROM SANTANDER

York-based Inclusion Housing Community Interest Company (“Inclusion”), a fast-growing social enterprise business, has received £455,000 funding from Santander Corporate & Commercial to purchase new headquarters.

The new, larger office on Heworth Green, York, has enough capacity to allow the firm to grow threefold, and forms part of Inclusion’s wider plans to increase staff by 5% each year as a direct response to the increase in schemes under its management across the UK.

Established in 2007, Inclusion works with commercial landlords and investors to build and manage high-quality, socially responsible care accommodation for vulnerable individuals with physical and mental disabilities.

Inclusion’s team includes a number of experienced professionals from the property, supported housing and finance professions who work closely with commissioners, care bodies and developers to offer those in need bespoke accommodation. The company’s portfolio includes wholly owned, short-term and long-term leased housing units across the UK. The funding from Santander Corporate & Commercial has enabled the company to move out of rented shared offices and to plan more effectively for future growth.

DIGGING STARTS AT BARROW-IN-FURNESS!

We’re pleased to announce that work is under way to deliver our latest specialist supported living scheme in Furness.

The £3m project will provide specialist supported living units for people with physical disabilities or learning difficulties.

The development, called Church Place will comprise of sixteen new apartments and two bungalows which will be built in Roose Road, Barrow on the site of a former church.

The new homes will be delivered by our team at HB Villages in partnership with Lifeways, Inclusion Housing, Morgan Sindall Investments and Barrow BC.

The development is expected to be completed by the end of the year.

John Woodcock MP and mayor of Barrow Anita Husband jointly dug the first sods at a ceremony to mark the start of construction.

Mr Woodcock said: “It is a privilege to perform this ceremony, which is the first step on a road towards accommodating some of our most vulnerable adults.

“People with physical disabilities and learning development challenges deserve the best facilities that can be made available to them.

“I feel sure this project will provide quality living accommodation and I will be watching with interest as the development progresses.”

The homes will allow disabled adults and young people to live away from their parents and have their own independence in a safe environment.

LEEDS SCHEME LAUNCHES

Residents of a our specialist supported living scheme for disabled adults in Leeds were warmly welcomed into their new apartments at an official launch event.

Cornmill House, a development of sixteen new apartments on Moresdale Lane in Seacroft enables people with physical and learning disabilities to live independently in their own homes.

Comprising 16 apartments, Cornmill House has been developed by HB Villages.

Richard Burgon MP, who welcomed the residents into their new apartments, said:

WE’RE ONSITE IN STOURPORT FOR OUR LATEST SCHEME

Work has started on our new Stourport specialist supported living development.

The £3 million development in Mitton Street will consist of 15 apartments and are designed for adults with a range of learning and physical disabilities.

Stourport Mayor Ken Henderson, Mayoress Lin Henderson and Councillor David Little, deputy chairman of Wyre Forest District Council attended a ceremony to signal the start of the work.

Councillor Henderson told visitors that a development of this type can have a real impact for people living with disabilities.

The project is a partnership between HB Villages, Inclusion Housing CIC and Lifeways Community Care.

CARLISLE SCHEME FOR DISABLED ADULTS LAUNCHES

Supported living for people living with a range of disabilities has significantly improved in the Carlisle area, thanks to the opening of a specialist supported housing development.

Members of Cumbria County Council and Carlisle District Council, along with local MP John Stevenson, turned out for the occasion and were able to celebrate alongside residents the official opening of Harraby Croft, which is based on Petteril Bank Road.

Comprising of 14 specialist apartments, Harraby Croft provides residents with the opportunity to have accommodation that is suitable to their needs, along with providing a safe environment with onsite staff 24 hours a day.

The £2.2 million development is a result of an on-going partnership between property developers, HB Villages, Lifeways Community Care and Inclusion Housing CIC.

Mayor Colin Stothard officially opened the building, along with Colin Glover, Leader of Carlisle Council and Stewart Young, Leader of Cumbria County Council.

BUILDING WORK STARTS IN LEAMINGTON SPA

Leading members of Warwickshire County Council and Warwick District Council, along with a number of other partners, celebrated the start of building work on a new specialist supported housing development being built in Leamington Spa.

The opening ceremony on 4 November 2016 was officially opened by Councillor Jose Compton, Portfolio Holder for Adult Social Care at Warwickshire County Council. Councillor Compton was also joined by a number of other leading council members including Councillor Bill Hunt, Deputy Chief Executive of Warwick District Council, and Councillor Jane Knight, Chairman of Warwick District Council.

SUPPORTED LIVING LAUNCH IN WARRINGTON

Supported living for people in Warrington dealing with enduring mental health challenges has improved with the launch of our new development in the town.

Members of Warrington District Council, along with MP Helen Jones, celebrated the opening of our Quadrant House development, which is based on Church Street.

Comprising of 16 apartments, Quadrant House provides a safe home environment for adults with enduring mental health problems. Specialist staff are on-site 24 hours a day to provide comprehensive support, as and when required.

The £1.8 million development is the result of a partnership between HB Villages, Inclusion Housing CIC and Lifeways Community Care.

Mayor Faisal Rashid officially opened the building, along with Helen Jones MP.

BURNHAM COURT, BURNLEY – OFFICIAL OPENING

Located in the heart of Burnley, Burnham Court is a new development of 12 attractive one bedroom apartments for individuals who require specialist, individualised, and person centred support including two accessible apartments for people with a physical disability.

The development has been a partnership between Lifeways, HomeLife, and Inclusion Housing. The apartments are spacious and close to the town centre and transport links. Fitted with assistive technology as standard, Burnham Court offers a range of devices that can be tailored to individual needs.

The Worshipful Mayor, Councillor Mr Jeff Sumner, attended the ceremony and officially opened the scheme on Tuesday 29 November 2016. NEW SUPPORTED FLATS FOR YOUNGSTERS UNDERWAY IN BLACKBURN

Work is under way for a new development providing supported accommodation for young adults with disabilities in Blackburn.

Commissioned by Blackburn with Darwen Council, the £900,000 project scheduled to be completed by October, is being constructed by specialist accommodation developer Homelife in partnership with Inclusion Housing and Lifeways Community Care.

It will provide12 one-bedroomed apartments for young adults with a variety of disabilities along with on-site specialist support.

The council’s children’s services director Maureen Bateson said the Apple Street scheme was ‘a major step forward for young people seeking their independence as adults.”

WORK STARTS ON BUXTON SPECIALIST SUPPORTED HOUSING SCHEME

We’re delighted to have started work on our latest scheme in Buxton, Derbyshire that will see vulnerable people living as independently as possible.

Dale Valley View, on Dale Road, is a £3 million private development consisting of 15 specialist apartments. The homes, which will be of high quality, have been commissioned and adapted for adults with learning and physical disabilities, who will also benefit from support staff on site.

The Mayor of High Peak, Coun George Wharmby, was on hand to open the official groundbreaking ceremony, alongside the MP for Buxton, Andrew Bingham, and other councillors.

SHIREMOOR TOPS OUT!

Alan Campbell MP celebrated the progress made on our landmark property development which will enable vulnerable adults to live more independently in the local community.

The HB Villages housing scheme in Shiremoor is due to open in early 2017 and comprises of sixteen purpose-built apartments for adults with physical disabilities and learning difficulties, known as Bluebell Court.

The scheme, on Earsdon Road in Shiremoor, will ensure that the adults housed there will have a safe living environment.

Bluebell Court was designed in partnership with Inclusion Housing CIC and Lifeways Community Care, in partnership with the city council’s commissioning team and the contractor Wood Group.

HB Villages was formed in May 2012 in order to deliver a pipeline of new build specialist supported housing accommodation throughout the UK. Working in partnership with local commissioners, HB Villages along with project partners Inclusion Housing CIC and care provider Lifeways have developed a unique model of specialist supported housing that demonstrates an innovative and commercial approach, which can be replicated nationally without the need for housing subsidy.

BUILDING STARTS AT LEAMINGTON SPA

Leading members of Warwickshire County Council and Warwick District Council, along with a number of other partners, celebrated the start of building work on a new specialist supported housing development being built in Leamington Spa.

Commissioned for adults with learning and physical disabilities to provide a safe home environment, Bath Place is a £2 million development of 16 apartments which are the result of a partnership between Inclusion Housing CIC and Lifeways Community Care. HB Villages is responsible for the build and delivery of the property, in partnership with contractor, McGoff and Byrne.

Councillor Jose Compton, Portfolio Holder for Adult Social Care at Warwickshire County Council, officially opened the ceremony on Friday (4th November) with a passionate speech about what the development will mean for the local population. Councillor Compton was also joined by a number of other leading council members including Councillor Bill Hunt, Deputy Chief Exec of Warwick District Council and Councillor Jane Knight, Chairman of Warwick District Council.

Alastair Sheehan, Development Director of HB Villages, commented:
“Both Warwickshire County Council and Warwick District Council have been fully supportive of the development, having understood from the start what it will mean to local individuals with learning and physical disabilities.  We are extremely grateful for their collaborative support and approach to the delivery of a complicated site, not without its political challenges.

“Bath Place will be one of the first developments in the County to provide homes which will allow vulnerable individuals the ability to live as independently as possible, not only in terms of the 24-hour support on a site located in a highly sustainable location, but one that will also have a comprehensive and bespoke assistive technology offering. It is with the greatest pleasure that we are able to see building work start, and we all look forward to following its progress and to meeting the tenants and their families once the build is completed.”

We’re really excited to reveal our new website. We’ve worked with a variety of experts to ensure that the site is user-friendly, easy to navigate, read and understand.

We’ve written the website in a way that our multiple audiences will clearly understand. We’ve used images of real people and real properties so that our visitors can be sure that we’re delivering on our promise to be authentic, transparent and open with our business.

We are the champions!

We’re excited and delighted to have been named as a National Champion for the United Kingdom in The European Business Awards, sponsored by RSM; Europe’s largest business competition set up to celebrate business excellence and best practice in the European business community.

The Awards, now in its 10th year, is supported by business leaders, academics and political representatives from across Europe, and this year engaged with over 33,000 businesses from 34 countries.

Inclusion Housing has been chosen after the first phase of judging by an independent panel.

We were evaluated on the core EBA values of innovation, ethics and success and we’ll now progress to the second stage of the competition, which includes a video and a public vote.

The European Business Awards is widely recognised as the showcase for Europe’s most dynamic companies and we are proud to be recognised at this level.

In the words of Adrian Tripp, CEO of the European Business Awards:
“Congratulations to Inclusion Housing who have been selected to represent their country as National Champions. They are central to the success of Europe’s strong business community, and have shown the core principles we look for of innovation, ethics and success.”

The next round requires the National Champions to make a presentation video, telling their unique story and explaining their business success.

The Awards’ independent judges will award the best of this group the ‘Ruban d’Honneur’ status and the selected companies will then go on to the Gala Final in 2017.

Separately, in a two stage public vote, the videos will be hosted on the European Business Awards website, and the company who receives the most votes in their country will become the ‘National Public Champion’.

Last year over 227,000 votes were cast as companies were supported globally by their clients, staff and peers, as well as the general public.

Local community leaders celebrate groundbreaking in Buxton

Building work has started on a new specialist supported housing development in Buxton, which has been commissioned for adults with learning and physical disabilities to provide homes which allow them to live as independently as possible.

Dale Valley View, on Dale Road, is a £2.3million development consisting of 15 apartments which are the result of a partnership between Inclusion Housing CIC and Lifeways Community Care. HB Villages is responsible for the delivery of the development in partnership with contractor, Casey Group.

Mayor George Wharmby officially opened the ceremony on Wednesday (5th October), with an insightful speech into the positive impact the development will have on the local population. The Mayor was also joined by the MP for Buxton, Andrew Bingham, as well as other local and county council members and partners of the scheme.

Inclusion Housing supports breakthrough property scheme for North Tyneside

Alan Campbell MP was presented with a commemorative builder’s trowel at the Topping Out ceremony of a landmark development for supported housing in North Tyneside.

The housing scheme in Shiremoor comprises of sixteen purpose-built apartments for adults with physical disabilities and learning difficulties, known as Bluebell Court.

The scheme, developed by specialist supported housing developer HB Villages on Earsdon Road in Shiremoor will ensure that the adults housed there will have a safe living environment. They provide on-site support and fully adaptive technology available to all residents so they are able to live independently in the community.

Bluebell Court was designed in partnership with Inclusion Housing CIC and Lifeways Community Care, in partnership with the city council’s commissioning team and the contractor Wood Group.

Welcome to our new starters

Two new people recently joined our team and we’re delighted to welcome them both to this next stage on our development as a business.

 Richard Atkinson has joined us as Property Manager for the North of England and Lucy Bowers is now our Managing Agent at Strand Court in Grimsby. We’re delighted to have both on board and we’re excited about their contribution to our business.

On target for more growth

So far this year, we’ve successfully implemented a number of service and business enhancements which is helping us to deliver on our business plan. As we head into the final quarter of 2016, it’s important that we maintain this success and keep delivering the right results and the right outcomes.

Encouragingly, we’re still working with partners to approve new developments and we’re also exploring opportunities with a wider range of business partners.

We have now exceeded 1000 units in management, which is a significant milestone and means that we will now come under closer scrutiny by the Regulator (HCA – Homes and Communities Agency).  All the plans that we have implemented during the past twelve months put us in a strong position.

Performance

Rent Arrears are at an historic low of approximately 1.3% while bad debt is also below target – thank you to everyone who has contributed to this excellent performance.

As new developments come into management void levels remain high.  However we are letting more properties than are being terminated so this is positive and we continue to maintain our focus to reduce overall void numbers.  Void loss is below target, demonstrating our continued improvement in this regard.

We’re well on track for more growth – watch this space for more developments as we shape up to approach 2017 with the same rigour and enthusiasm to be a major player in the specialist supported housing sector.
